Selangor is a state of Malaysia that is located in the central region of the country peninsula. Selangor is the richest state in Malaysia in terms of GDP, as part of it falls under the Greater KL metropolitan area. The population of Selangor is around 6 millions, and it has a diverse population with races that consist of Malays, Chinese, Indians, Banglas, Indons, and Nepalis. The public transportation here is the same as that of Kuala Lumpur, as the state is basically connected to KL City Centre by the same public transportation systems.
As for the real estate market, Selangor has one of the least affordable housing markets in the country due to its massive population influx from other states. Besides, the high property prices here are also due to the many high-income workers from the GLCs, IT multinationals and local O&G giants based in Selangor. However, there are also many low-income foreign workers mainly from Bangladesh, Indonesia & Nepal here as well, where they usually live in one of the many low-cost flats in a crammed fashion.

In order to curb property speculation, Selangor has one of the least foreigner-friendly real estate investment policies by the state government. Saya pembeli PR1MA TWO Cyberjaya. Kualiti yang sangat teruk. Cat common area belum duduk dah terkopek mcm rumah usang. Kualiti dalam rumah juga teruk, macam nak jimatkan kos yg banyak walaupun harga rumah mahal RM359k.
they have worst management and paking lot. when raining, u need to check for your car any time
Poor sound proof quality system. I can hear my neighbour shouting and stomping feet even i live at upper floor
The neighbourhood under the watch of security positioned at Jalan 17/58 feels safe as they guards take turns to patrol the area quite often and they recognises the residents.
There are still few residents allowing their pets lingering at the hallway & worst of it, their pets even urinate infront of neighbor's door. Stubborn & inconsiderate ppl.
Environment not safe. Facility like lift very poor services include the garbage not too clean surrounding area.
The developer and management office do not fix my defects despite the defects have been 3 months. What is the point to buy this property if they do not want to fix your defects? Very irresponsible.
My neighbour two floors below will have his unit flooded everytime during rain due to water backflow in rainwater downpipe at lower levels. Can you imagine you will have flood when you stay in Level 2 of this condo.
The lifts are like a gamble, since there's no indication when the lift will arrive, you'll just have to wait and hope the lift actually functions and isn't broken down too.
Once they've fixed it, it just kept breaking again and again. The longest it's been fixed for 2 months, only to break down again.
Over my 2 years of staying there, there was even one time where the only one lift for each block was working and everyone had to line up in order to use the lift. It was so bad that the lift area was crowded.
Lift and elevator always malfunction and out of order.
The HTC is just right beside the apartment, about 100m or lesser.
There's usually a traffic jam at the road right in front Saville, especially during peak hours. If you are a resident there and travel by car to work, it would be a good idea to move early before the peak hours.
If you don't have your own transport, this place might not be the most convenient because there is no access to public transportation here. The nearest bus stop is about 1.7km away. If you were to walk to the bus stop, it would take almost 17 minutes to reach there.
This place is quite convenient because there's a lot of facilities in the mall like the grocery store and various offices too. A major concern to look out for would be the traffic jams that occur at the roads near the mall, especially during peak hours. Some residents from the area use the roads there to travel to work in Kajang. It usually results in traffic jams in the evening too when they're travelling back home from work.
One of the major concerns of this place is the drainage system. If it rains heavily in the area, there are chances of water overflowing into certain parts of some houses. Though repair and improvement works have been done a few times in the past, it is still a concern.
No security whatsoever... and the building is too old... plus the rooms are small, dull and way too expensive, it is not worth it... to rent...
There are quite a few amenities nearby this area such as the Gombak District Library, Selayang Community College, Gombak Land & District Office and Syarikat Bekalan Air Selangor (SYABAS). One of the major concerns for this area is the access to public transportation. There is only the SMART Selangor bus service but residents from Selayang Heights have to walk on the road downhill to the bus stop. Furthermore, the schedule of the buses could be quite unpredictable at times.
Regret to rent here... guard are super lazy and make their own SOP... it raining and I book grab... and guard said only allow to pick up at 8 am ... what ?... why becouse they r super lazy to write down t driver detail ... and also they not follow SOP .. they dont have right to hold any id for visitor ..
This town is actually quite a convenient place because it is accessible to numerous amenities. The one major concern is the traffic jam that occurs there, especially during peak hours. The traffic jam during weekday mornings and evenings when people travel to and from work could be quite exhausting.
If you have your own transport, this place is a convenient place to stay because it is located near the Kuala Lumpur–Rawang Highway. If you rely on public transportation, this place might not be the most strategic. The nearest bus stop is a downhill walk on the road to Pejabat Tanah & Daerah Gombak and it takes about 20 minutes.
VP delayed for 2 years. Poor workmanship and building design. Car park bad lighting.
Staying here as tenant since 2016. Nice scenery but poor workmanship and quality of facilities.
Poor water proofing as leaking from bathroom unit above in year 2019 and now 2020. Sequence of Lift car brokedown getting more often (by Dover Elevators) and most annoying is the boom gate head up to car park always malfunction.
A resort-like low-rise apartment. The place is well kept and felt separated from the hustle and bustle city but the only downside would be that there's no lift.
Superbly wonderful and large common areas. You’ll not find such large units in cyberjaya with spacious communal areas. Selling point is it’s 3 swimming pool, basketball court and convenient mini market
A very nice condominium to stay in Cyberjaya with family, the surrounding is very superb with Masjid Cyber 10 opposite the gate, shops around the house areas, gated and guarded. Not really compact with 3 blocks of buildings only with great community. There are playground, futsal and basketball courts for outdoor activities. Near to Brainy Bunch, Tamarind Square and access to Elite Highway and Mex Highway, Puchong and Putrajaya.
Populated with lots of foreigners working in the nearby malls. Very attractive for student rental as it is the only condo that offers room rentals at a much lower rate compared to nearby condos
The rooms above the shops are commonly rented by the students of UiTM for its proximity to the campus and the cheap price.
An interesting place to hang out in Cyberjaya. An arty place with lots of open spaces, bare concrete, greenery, and metal. The Treehouse area is a collection of stacked cafes and shops which are accessible by a series of winding stairs. Surrounding it are more commercial lots, but most are empty. Explore and you will be pleasantly surprised by the lush tees, and flowering creepers which give the whole place an otherworldly feel. The anchor tenant is Village Grocer, and a 24 hour Book Excess. Ample free parking.
Have 4 block of apartment (A,B,C & D).. 27 floor level for each block.. 4 unit lift service for each block.. Fully furnished house.. Have swimming pool (level 5), parking lot (level G ~ level 4), shop, restaurant, dobi service, gym, sport court, surau, etc.. Good management & guard team.. Management office open from Monday (full day) until Saturday (half day)..
I love this place. Soothing and calming. I like its simple and greenery layout. No paint to the wall. Its preserve natural resources. And its free parking too ;)
This apartment has some serious water issue ! Im living at the 17th floor and there is always an issue with the water pressure. Especially on the weekends and early morning before going to work. The water tank cannot supply the water to all the houses. Your water will become slow and sometimes there's no water at all ! U have to wait a few minutes for the water but it will be super slow at its really troublesome if u are married and have children since it will take longer time to take a bath. Please avoid staying here unless u don't really care about taking a bath. I repeat, serious water issue ! This problem have been highlighted to the management but the problem still persist.
