Selangor is a state situated in the central region of the Peninsular Malaysia. Notably, it is the wealthiest state in Malaysia in terms of GDP, with a portion of it falling under the Greater Kuala Lumpur metropolitan area. Selangor's real estate market is among the least affordable in the country, a result of the significant population influx from other states. High property prices are also attributed to a large number of high-income employees working in Government-Linked Companies (GLCs), IT multinationals, and local oil and gas giants based in Selangor. Simultaneously, the state houses many low-income foreign workers, predominantly from Bangladesh, Indonesia, and Nepal, who typically reside in crowded, low-cost flats.

To mitigate property speculation, Selangor's state government has enacted some of the least foreigner-friendly real estate investment policies. Foreigners are barred from purchasing individual landed residential properties, and a minimum price of up to RM2 million is imposed on high-rise residential property purchases.

Stayed here for several days thru Airbnb. The entire residential floor has very bad air flow and ventilation, where there is no window along the corridor. While inside the unit, it felt very stuffy, due to sealed loft windows and lack of fresh air.

The outside looks very high -class but inside looks like cheap low-cost flats! Besides, there is no ground facilities, all entrances are located in the basement.

Everything is good except for the fact that the space at the entrance of the parking is a little too tight for its design. It takes effort for some cars to turn at the corners.

Bad accessibility from LDP, have to go thru a narrow tunnel.

Friendly security guards. Nice, quiet neighbourhood.

Better security now. Owners who have more than 1 car might need to park outside at the roadside.

Share facilities with the hotel, need to walk a distance..

Nice place, facilities well kept.

Management very responsive to residents' feedback. Public transport includes the PJ03 (one of the PJ free bus) and a shuttle bus to the Kelana Jaya LRT station. Very convenient place with basic amenities like bank, food, grocery and so on within walking distance.

Who says most residents are chinese? Not true

No new updates regarding this project. Latest update is in 2017 regarding developer not being able to get end-financing thus changing the mall to shop-houses.

The condo has a cozy environment with good facilities as well as close to the MRT station.

This apartment has good facilities and privacy. It is located near the shop lots and opposite a recreational park named Lake Valley.

Very close to high tension cable towards the west, like literally beside.

Sangat bagus.. kediaman yang akan saya duduki.

Astetica residence is conveniently situated near major roads which is Sungai Besi Highway, SILK, and is just a stone's throw away from The Mines Shopping Mall, KTM Serdang Station, restaurants and convenient stores.

This makes location most suitable for rental for working adults, students, and own stay.

The neighbourhood under the watch of security positioned at Jalan 17/58 feels safe as they guards take turns to patrol the area quite often and they recognises the residents.

The HTC is just right beside the apartment, about 100m or lesser.

There's usually a traffic jam at the road right in front Saville, especially during peak hours. If you are a resident there and travel by car to work, it would be a good idea to move early before the peak hours.

If you don't have your own transport, this place might not be the most convenient because there is no access to public transportation here. The nearest bus stop is about 1.7km away. If you were to walk to the bus stop, it would take almost 17 minutes to reach there.

This place is quite convenient because there's a lot of facilities in the mall like the grocery store and various offices too. A major concern to look out for would be the traffic jams that occur at the roads near the mall, especially during peak hours. Some residents from the area use the roads there to travel to work in Kajang. It usually results in traffic jams in the evening too when they're travelling back home from work.

One of the major concerns of this place is the drainage system. If it rains heavily in the area, there are chances of water overflowing into certain parts of some houses. Though repair and improvement works have been done a few times in the past, it is still a concern.

There are quite a few amenities nearby this area such as the Gombak District Library, Selayang Community College, Gombak Land & District Office and Syarikat Bekalan Air Selangor (SYABAS). One of the major concerns for this area is the access to public transportation. There is only the SMART Selangor bus service but residents from Selayang Heights have to walk on the road downhill to the bus stop. Furthermore, the schedule of the buses could be quite unpredictable at times.

This town is actually quite a convenient place because it is accessible to numerous amenities. The one major concern is the traffic jam that occurs there, especially during peak hours. The traffic jam during weekday mornings and evenings when people travel to and from work could be quite exhausting.

If you have your own transport, this place is a convenient place to stay because it is located near the Kuala Lumpur–Rawang Highway. If you rely on public transportation, this place might not be the most strategic. The nearest bus stop is a downhill walk on the road to Pejabat Tanah & Daerah Gombak and it takes about 20 minutes.

A resort-like low-rise apartment. The place is well kept and felt separated from the hustle and bustle city but the only downside would be that there's no lift.

Populated with lots of foreigners working in the nearby malls. Very attractive for student rental as it is the only condo that offers room rentals at a much lower rate compared to nearby condos

The rooms above the shops are commonly rented by the students of UiTM for its proximity to the campus and the cheap price.

Safe environment. Easy access to KLIA, Nilai, Bangi, Putrajaya and Cyberjaya. Got few schools nearby and great for families or newly weds. Many amenities can be found here within short drive. So far, love that I experience literal no/less traffic here.
