Selangor, Malaysia

Selangor is a state of Malaysia that is located in the central region of the country peninsula. Selangor is the richest state in Malaysia in terms of GDP, as part of it falls under the Greater KL metropolitan area. The population of Selangor is around 6 millions, and it has a diverse population with races that consist of Malays, Chinese, Indians, Banglas, Indons, and Nepalis. The public transportation here is the same as that of Kuala Lumpur, as the state is basically connected to KL City Centre by the same public transportation systems.

As for the real estate market, Selangor has one of the least affordable housing markets in the country due to its massive population influx from other states. Besides, the high property prices here are also due to the many high-income workers from the GLCs, IT multinationals and local O&G giants based in Selangor. However, there are also many low-income foreign workers mainly from Bangladesh, Indonesia & Nepal here as well, where they usually live in one of the many low-cost flats in a crammed fashion.

In order to curb property speculation, Selangor has one of the least foreigner-friendly real estate investment policies by the state government. Foreigners are not allowed to buy individual landed residential properties, while there is a minimum price of up to RM2 millions for high-rise residential property purchase.

Quiet for now. Friendly neighborhood. Very good for family with kids. It's been windy all the time I'm here. New toll access to seremban/kl highway makes it so convenient. Eagerly waiting for some commercial shops, eateries, grocers etc to come up..

Lots of playground for the kids and tennis court for adults for adults too. Lots of parking space.
Cabs are allowed inside to pick and drop off.
Very well organized. I must say kudos to the management.

Good apartment with strategic location. A little complicated area as there are 3 look a like apartment here and many cars park at the road side causing massive traffic during peak hours.

A cozy place to live at. High security building. Only the management sucks never repair gym equipment, only take care of bills and money matters. Technicians always busy never arrive to repair anything. Fix everything on your own.

A lot of pigeon poop in all the lobbies and staircases. Service maintenance department do monthly collection fr residences but don't provide water to cleaners to wash all the lobbies.
With bird flu ect it is soo unhygienic.

You'll need your access card to EXIT the building! The emergency button to open the door from the inside doesn't work. This means that in an emergency, if you forget to bring along your access card, you'll DIE in the building!

The lights on the buttons to summon the elevator doesn't work. This means that when you press the button to summon the lift, you'll never know if it's coming / working or not.

Apartments big, high ceilings, good amenities. No fibre but OK broadband. Can not walk out due to road system, no public transport.

Just when to the showroom. The price is for two room is (around 300k) and three room (340k). The project already started, may be its will completed in 2-3 years.

This not prima project and located near the silk highway. Still under construction.

Block E- A 28 story building that's almost full. Residents are mostly workers. Although overlooking a nice view and cleaned daily, the building is run down and maintenance is almost non-existent. Only two of the four elevators are in operation and are usually very full during rush hours. An extra elevator is also available, but used for service and stops at every second level.
There is a security gate for cars, and a few grocery and local restaurants at the street level.
Summary : it's not a place to be unless necessary.

Close to the 1 Utama and the MRT. Clean, not too high density and has a great cafe.

Very dusty. Dust from YTL's cement packaging factory besides + MRR2 highway+useless lift which always breakdown.. sometimes all lifts breakdown together, for parking have to make huge rounds till go up to ur lots. Pls don't buy. rent first then decide..

1. A lot of defects. Submitting them means nothing to the management. They called me once and that's it, no one will come and fix anything.
2. The finishing - wall paint, bathroom tiles, etc are so bad. There's no quality to it.
3. No CCTV and surveillance in critical areas.
4. They were supposed to build an overhead pedestrian bridge. Well good luck trying to cross the 4 lane road in the morning.

The lifts on both blocks A & B are not working, only one lift or two sometimes. It takes 45 mins to 1 hour to go up to your unit.

I wouldn’t give any stars for this place and we have lived here for two years! Poor fittings, place is infested with Airbnb, poor security, leaking and mold are common occurrences because of poor workmanship and equally maintenance support, unbelievably lazy and incompetent MO supervisor, very rude guards (security companies change every 3 months), letters and packages will go missing unless you scour the desk yourself because concierge guard can’t speak BM, English, Cantonese, Tamil and Mandarin. Better luck if you speak Myanmarese or Nepali. Never again. Don’t waste your money here for own stay.

Stayed here for several days thru Airbnb. The entire residential floor has very bad air flow and ventilation, where there is no window along the corridor. While inside the unit, it felt very stuffy, due to sealed loft windows and lack of fresh air.

The outside looks very high -class but inside looks like cheap low-cost flats! Besides, there is no ground facilities, all entrances are located in the basement.

Beautiful apartment with good privacy due to its low density. Facilities include playgrounds, swimming pool, gym and multipurpose hall. Access from the PLUS highway is good and straightforward. However it lacks commercial tenants like convenience stores at the ground floor.

Bad neighborhood, and the place is kinda dirty, people throwing their cigarettes from balcony is common. this place shouldn't be your main choice to stay.

Everything is good except for the fact that the space at the entrance of the parking is a little too tight for its design. It takes effort for some cars to turn at the corners.

Bad experience. Lift selalu rosak.

Units facing highway or road will have to deal with noise. Busy road going to sprint highway makes the entry and exit a bit difficult.

Facilities okay. In close proximity to a lot of amenities. Too many cockroach though.

If you like highly secure condo then this is for you. There is a facial recognition device at the guard house and at the lift. House owner or tenant require to register their face.
All visitors require to leave licence at guard house. If you have 1 group of 4 people, all 4 need to register and leave the license. You still need to fetch them at ground floor. Food delivery and package also the same.
If you have freq visitors, like to shop online.. its very troublesome.
One thing good, most people I seen are locals.

Share facilities with the hotel, need to walk a distance..

Quiet area in the midst of busy PJ. Located at strategic area in PJ. MRT Station in walking distance. Accessible to work and from work. A popular condominium for students and working adults.

Unnecessarily expensive condominium, water charges very high, security very rude.

Like an army camp, too much of redundant rules. Badly designed parking lot putting residents' life at risk (unable to detect the incoming cars each time go up/down the parking lot level, reflection mirror only installed at certain levels at the moment but blind spots are at all the levels!!). If you prefer army style of living or you're a good follower, here definitely a good place for you.

Great place to stay. Cheap maintenance fee with efficient joint management. Clean pool. Quite peaceful to stay here. My family happen to stay here.

Near by have a small mall, Centro Klang , a lot of convenience shops is there. Few km away is central I city. One of attractive place at Klang area.

A PERFECT CONDOMINIUM FOR FAMILY. Great location. they have a restaurant and a 7 eleven at GF which is very convenient.

Not a safe environment to stay. Security is so loose. On an average, there will be 4 break-ins every month. Management is not pro active enough to take preventive actions after so many break ins. Worst still, management team does not even come back on cctv footage after complaints are being lodged.

Management very responsive to residents' feedback. Public transport includes the PJ03 (one of the PJ free bus) and a shuttle bus to the Kelana Jaya LRT station. Very convenient place with basic amenities like bank, food, grocery and so on within walking distance.

Not easy to get this kind of condo anymore below RM1m. Semi detached house design for all units, low density, 2 parking lots per unit, extra parking with EV charging for rent added, new MRT station at Sunway Nexis approx 1km away at Sunway Giza, Tropicana Golf Club, Thompson's Private Hospital, St Joseph's International School, IKEA and IKANO 5 mins by car, lots of greenery and very well maintained with security regularly patrolling parking and stairs even inside the building at night. Mostly families and feels like home.

Super easy accessible to almost every where. Mrt2 is the great highlight. Nice landscape. Cozy environment. Traffic is not bad at all and in fact is the best access to home in Damansara Damai.

Units have an issue with the toilets which stinks really bad after it rains, making it very unhealthy for the master bedroom. Because of the adjoining toilet. It's a poorly design drainage system

This place/building is still under construction. It was halted for some time some months ago. Now it continued to develop. I heard that more than half the units already sold after the price was reduced due to low demand. However this place was strategically located and in good community.

Initially the agent called me regarding there is extra cash rebate with be offer by developer because they would like to revised the new selling price but she did not share the new price. Only told me there will extra 30K - 40K cash back but they need to calculate first for the final amount of cash back. Then i think should be fine since they gave more cash back.

I did went there as secret shopper few weeks ago then aware the new selling price is cheaper 80K compared with the time i bought.

One of a kind design in PJ.
Beautiful place, full of greeneries, peaceful and perfect environment for families with young children. Ample facilities, and nice jogging track. Tight security.
But Could use a little paint touch up at the lift areas.
