Negeri Sembilan, Malaysia

Negeri Sembilan (also known as NS) is a state of Malaysia that is located in the central region of the country peninsula. Negeri Sembilan is bordering Kuala Lumpur and Selangor, and it seems more like suburbs to the Greater KL metropolitan area. The population of NS is around 1.1 millions, and many of its population commute daily to Greater KL for study and work, via the KL-Seremban Highway and the KTM Komuter trains.

Negeri Sembilan is known as the Minangkabau colony, whereby the Minangkabau people who came to settle down from Sumatra in the 15th century. They live in big houses called Rumah Gadang with roofs that is shaped like a buffalo's horn. The Minangkabau has been a major influence in the state of Negeri Sembilan in the form of architecture, dance and food. The Rendang dish that is loved by many, is also originated from the Minangkabau. Besides, Negeri Sembilan is also home to the famed beach resorts in Port Dickson.

As for the real estate market, Negeri Sembilan has more affordable properties compared to its neighbouring urban areas Kuala Lumpur and Selangor. Due to this, many people actually live in Seremban, the capital city of the NS, and commute daily to study and work in neighbouring cities. Besides, many urban dwellers from Greater KL also own holiday apartments and bungalows in the resort town Port Dickson, as it is the only beach town in the central region.

The purchase restrictions of properties by foreigners in this state is similar to that of Kuala Lumpur, which is a minimum purchase price of RM1 million, as the state government hasn't imposed any additional curbs and taxes besides those of the Federal government. The popular property investment hotspots here are mainly limited to Bandar Sri Sendayan, Port Dickson, Putra Nilai, and Seremban 2.

In December 2018, the Malaysia Vision Valley 2.0 (MVV 2.0) was officially launched. MVV 2.0 is a development plan that spans across 379,087 acres (153,411 hectares) of land covering districts of Port Dickson and Seremban aiming to position these areas as extensions of Greater Kuala Lumpur. MVV 2.0 is part of the National Physical Plan (NPP), where it has been identified as one of the 17 Promoted Development Zones to be given priority at national level, according to the Master Developer for the project, Sime Darby Property Berhad's press release. It is also said that MVV 2.0 is formed to serve as an economic catalyst for the 11th Malaysia Plan (11MP).

This residential area is located far from the Seremban 2 town and has a quiet neighborhood.

It has a gated residential area with majority of its residents being Malays and there are convenience stores, school, and supermarkets located near this area.

Yup, I too have a house there. Nice place. Lots of greenery and its suitable for people who love tranquility.

Strategic location. Easy access to Plus Highway, and it only took me 5 mins but the only downside is that there are few abandoned shops near the area. Worried for any safety issues since the area is not guarded.

Super strategic location...accessible to almost every where. Lots of amenities surrounding the area, and got 'pasar malam' every Tuesday.

Not a safe environment to stay. Security is so loose eventhough the apartment is guarded. Waste disposal in the area is not constant, can see rubbish along the road outside of apartment.

A strategic and exclusive condominium with modern looking facade and 24-hour security surveillance. Got access card control at the guardhouse and lift lobby. Very safe environment.

Good place for privacy and away from traffic. Need more development on shop lots cuz need to drive quite far. Got industrial area nearby but doesnt disturb the serenity of the place however.
