Kuala Lumpur, Klang Valley

Kuala Lumpur (also known as KL) is the capital city of Malaysia. The metropolitan area of KL, or Greater KL, has a population of around 7 millions. It is the most racially diverse city in Malaysia, with the population made up of mainly Malays, Chinese, Indians, Banglas, and Indons. The public transportation in this city is very well built, with many LRT & MRT train lines, supported by RapidKL shuttle buses.

As for the real estate market, Kuala Lumpur has the most expensive properties in the country due to it being the capital city and houses many GLC & multinational headquarters. Besides, KL also has the most foreigner-friendly real estate investment policies by the federal government, as foreigners can easily buy any residential properties here without any restrictions, as long as the price is above RM1 million.

Most foreigners who invest in KL properties usually prefer high-end condominiums in the few expat-friendly hotspots, such as Jalan Ampang, KLCC, and Mont Kiara. On the other hands, the locals will prefer landed residential properties in established neighbourhoods, such as Bangsar, Damansara Heights, Desa ParkCity, and Taman Desa. This observation may be due to foreigners prefer condo facilities for their families' enjoyment, while the locals look more towards capital appreciation of the land their house built on.

It is not called as waltz residence. It will be called as residensi waltz. Maybe w city also change to Bandar w on the signage and address ? very misleading

Although myself prefer its pronounce in English.. However if based on legal documents, it supposed to be Waltz Residence when we sign the documents instead of Residensi Waltz...

The approved name of the Project was Waltz Residences. Hence, the SPA was prepared accordingly to the aforesaid approved name.

Closer to the date of completion of the Project, we are required by law to submit to the local authorities i.e. the DBKL, City Planning Department for a confirmation of the actual postal address of the Project. This is a legal requirement whereby DBKL will assign the actual address and name of the development accordingly. Attached is the letter from DBKL confirming the name of the project as Residensi Waltz.

Hence, the entrance signage will be based the approved name as Residensi Waltz.

I didn't know they can change the SNP just like this lol

This apartment has good management and security with a quiet environment.

If you really want to rent a place here, make sure it's a South or West facing unit. There is way too much noise coming in from the Suke highway construction.

The lift is very bad condition, 1 lift not in service, 1 lift when moving got scary creepy sound liked the lift hit the wall (Metal friction sound), only 2 are working fine and sometime need wait for quite long.

Admin..please correct your description..Lestari Apartment Bandar Sri Permaisuri is not a low cost flat category..it is a medium cost apartment category..tq

Just moved in but lift always malfunction. No patrol of parking lots during night time, hence safety issue

It is a three-bedroom apartment and the finishings are shoddy and careless. The floor tiles are glaringly of different colours when it should be in one colour and there are many cracks at the balcony. I straightaway suggested to my son to look for elsewhere to buy an apartment.

Lifts breakdown for almost a month but still not repaired. Only left with 2 lifts now, one of the lifts also with malfunction buttons. Block D glass door breakdown again and again.

What is the total Land acres?

Nice surrounding with nature reserve on the side, but the downside would be the leasehold tenure and the surrounding squatters

Quite a number of the units are having the water leaking issue and also affecting the common areas. The car park also flooded everytime it rains. Not sure how is the architect design this building. Completely lost trust in wct projects for all the shortcomings at waltz

I saw the site, there is HTC right next to it. And that piece of land is weird too at it is triangular in shape.

It is a luxurious and modern apartment with tight security level. Got various shops at the bottom floor. Plus, very low density if youre looking for a quiet place.

Very well located near LRT Station and good view but...very poor management. Rubbish hasnt been collected for weeks and lift are not working most of the time.

Comfortable, well guarded and maintained. Not very convenient for visitors and deliveries as residents have to go all the way down to pick up regardless how heavy the item is, even during rainy days. Also, visitors are not allowed to park their cars overnight.

Management need to increase parking for visitors cuz now only got 15 parking.

One of the earliest building in the town. Unique and iconic architecture design you probably never seen in Kuala Lumpur. Anyway, nothing much you can visit in this building. There is an entertainment centre, KTV D'Arc at the ground floor. The rest of the building is occupied by management offices.

There are a lot of noises coming from the renovation works which is from morning until night everyday. Many flies here even at high floor, don’t know the insects coming from where. But the building area modern & futuristic looking. Lots of parking space, no dark or hidden dim spots which makes you feel safe walking alone.

It is quite hard to find parking at noon. Since the location is at Jalan Ampang, you cannot avoid the traffic jammed. But the mall is spacious and bright. Furthermore, the washrooms are clean and easily accessible. Plus, can get a lots of stuff here.

Anggun residence is the best place for stay. Very near to mall only walking distance. Very secure and peaceful. Roof top swimming pool night time view so amazing. A very near to twin tower memorable stay.

Street vendors and street begging is being flourishing at the Main entrance. Vendors are selling food and drinks and the leftover food is being thrown away at the footsteps. Nice place for shopping but too crowded when holiday & festive day.

There are a lot of foreigner here. Feels like not in Malaysia. The best part here is you can get a lot stuff with cheap price if you okay with the quality.

1. Highway noise despite unblocked view
2. High density of 1300 units. Easily half will be for investment and one would have to compete with them.
3. Lack of commercials within walking distance.

Hmm... Good location but jam? Beside HTC somemore..

Neighbouring project Riveria City started later and after solving some issue has now moved faster than Brickfield Prima1.

Now that foundation is done, The building works should steam ahead. Why has MRCB slowed down progress. Owners FB site needs to be better organised and run. TQVM.

This is a great apartment block - 2 towers (BB and BT). I lived there for 4 years. Avoid renting BT13-01, 02 and 03: owner does not pay deposit back in full and makes up reasons like building cracks….
