Selangor, Malaysia

Selangor ialah sebuah negeri yang terletak di kawasan tengah Semenanjung Malaysia. Terutamanya, ia adalah negeri terkaya dalam Malaysia dari segi KDNK, dengan sebahagian daripadanya berada di bawah kawasan metropolitan Greater Kuala Lumpur. Rumah kepada kira-kira 6 juta penduduk, Selangor mempunyai penduduk yang pelbagai, terdiri daripada Melayu, Cina, India, Bangladesh, Indonesia dan Nepal. Sistem pengangkutan awamnya adalah sama dengan Kuala Lumpur, kerana negeri ini pada asasnya dihubungkan dengan KL City Centre oleh rangkaian pengangkutan yang sama.

Selangor menonjol sebagai hab kepelbagaian budaya dan aktiviti ekonomi yang sibuk. Kesalinghubungan negeri ini dengan Kuala Lumpur, difasilitasi oleh sistem pengangkutan awam yang cekap, menambah lagi daya tarikannya untuk penduduk dan perniagaan. Walau bagaimanapun, kos hartanah yang tinggi, sambil mencerminkan kemahuan negeri, mungkin menimbulkan cabaran besar bagi individu yang mencari rumah mampu milik. Dasar hartanah negeri, walaupun nampaknya mengehadkan pelabur asing, mungkin merupakan langkah yang perlu untuk mengawal spekulasi dan mengekalkan kos perumahan daripada meningkat di luar kawalan. Namun begitu, Selangor menampilkan dirinya sebagai gabungan budaya yang menarik dan penyumbang penting kepada kemajuan ekonomi Malaysia.

Pasaran hartanah Selangor adalah antara yang paling murah di negara ini, hasil daripada kemasukan penduduk yang ketara dari negeri lain. Harga hartanah yang tinggi juga disebabkan oleh sebilangan besar pekerja berpendapatan tinggi yang bekerja di Syarikat Berkaitan Kerajaan (GLC), syarikat multinasional IT dan gergasi minyak dan gas tempatan yang berpangkalan di Selangor. Pada masa yang sama, negeri ini menempatkan ramai pekerja asing berpendapatan rendah, kebanyakannya dari Bangladesh, Indonesia dan Nepal, yang biasanya tinggal di flat kos rendah yang sesak.

Untuk mengurangkan spekulasi hartanah, kerajaan negeri Selangor telah menggubal beberapa dasar pelaburan hartanah yang paling tidak mesra warga asing. Warga asing dilarang membeli hartanah kediaman bertanah individu, dan harga minimum sehingga RM2 juta dikenakan ke atas pembelian hartanah kediaman bertingkat tinggi.

Safe environment. Easy access to KLIA, Nilai, Bangi, Putrajaya and Cyberjaya. Got few schools nearby and great for families or newly weds. Many amenities can be found here within short drive. So far, love that I experience literal no/less traffic here.

Abit crowded neighbourhood. Cars are parked on both lanes...but overall okay for families. Shops and banks are easy to find here as there are many choices. Theres also free bus from here to KLIA and Kota Warisan. Strategic place, i must say.

This residential area has a good neighbourhood with a beautiful view. It is also located near Plaza Tol Bandar Serenia. Easy to shop for groceries at Kip Mall, pretty much everything is easy to find here.

All blocks facing each other so no good view. Pretty congested and its pretty small. The units are commonly rented by MMU students for its proximity to the campus.

Lift always broke down. Its unreasonable to rely on 1 lift for over 30 floors. Management is incompetent in dealing with tenants' complaints.

Security wise is good. Very clean and calm environment with amazing view. Shops, bank, cafes, salon, clinic, supermarket are within walking distance.

Secluded area with good lake view. Parking area can be quite scary at night. Very difficult to access to public transport from here.

Very nice place to stay. Got huge pool with gym and jacuzzi and its very near to Dpulze, MMU and Limkok Wing University

Serious water issue here, very troublesome if youre a family with kids. Security wise is good, access card can only access its floor.

Visited a friend here, a reasonably quiet residential neighborhood with low density. If youre looking for a high end place/future investment, this is the perfect place for u. Good management and security. Visitors can park near guardhouse (to avoid excessive amount of vehicles inside that would annoy other residents)

Security sometimes doesnt understand what you said and the narrow entrance at the guardhouse sometimes causing an unnecessary queue...

Strategically located cuz building is connected to LRT Lembah Subang. But very poor management and security. Got few complaints about intruder in few months and management handle this poorly. There are also very limited CCTV in the building.

Corridor is air-conditioned. Good experience staying here with good view. Can go to Paradigm Mall thru the bridge link and security is very good here. U can see that they take security very well here. Bad side is, tenant usually leave rubbish by the door, makes corridor smelly.

Elevators always broke down. Have to bring all rubbish down to G floor for throwing it away.

I encounter many defects here from lifts broken down, ceiling leaks and cracks reappear even after repair. Building is less than 1 year old but so many defects....

I like this place, very convenient for grocery and food. The mall below is just nice, not very crowded like other malls.

Old condo, but out of service. Have to wait almost 30 mins for the lift cuz only got 1 functioning lift. Security is tight but pointless if the lift is like this.

Traffic jam is so bad on daily basis, took me so long to even go to the main road.

Quite crowded because of the kiosk. The entrance for grab-stop causing jammed. The location of motorcycle parking is not suitable to be in front of the entrance. It's the kind of mall that you can find restaurants and shops, but not much entertainment.

Mines 2 is more like office building compare to The Mines. It is a nice building but hard for new visitor to go to office main entrance because it is quite confusing. Will facing bad traffic jam if attending wedding dinner, going in and out.

Big shopping complex but less crowd. Most of the lots are empty and full of foreigners hanging around. From a shopping mall it became one stop centre for smartphone accessories and spare part.

Good security guards, friendly and respectful. However the place still feels unsafe, and dark. The apartment is spacious, but the rubbish chute is a problem, it is in a room, and you have to open and close it quickly because it stinks and all the roaches will run out.

Very quiet neighbourhood. Love the layout design of this place, next level of home living.

Hi Winnie. Thanks for sharing. If you dont mind me asking, are you living in Lakeview now? I have been considering to move in over there but the security is giving me second thoughts. Is there access cards usage in the condominium as I heard the barrier is broken. I like the layout, room with balcony and the view. Please advise.

Hi Olivia, I was just visiting a friend there, the barrier was functioning well the time I went there, I bet it has been fixed now, perhaps? U would need to have access card to enter every floor so in terms of security wise to every floor, it is still safe. Plus, each unit comes with an intercom for easy communication with visitors. Hope this helps.

Easily accessible and close to IBM, Starbucks, JPJ etc., with plenty of parking space and no traffic jam.

A gated and secured neighbourhood. A very quiet, clean with tranquil environment. I love the environment here.

The place surrounded by nice green view.

The office building complex feels quite dated due to aging design and old facilities that has yet to get upgraded or get a new facelift, thus this place are still quite vacant. However the quiet place is still perfect to set up office due to quiet environment and large office space available.

Got many unit becoming homestay. This property is for residential, not a homestay. But still it is a nice place to stay with nice view.

Amenities all okay. Perfect location, easy access for food and household but the building itself is not well organized and the lift is slow. Management should hang the sign for residence parking instead of sticking on the wall. First timer will not noticed it.

Lack of parking space but still a good business building in Shah Alam complete with amenities

Very hard to get parking but a lot of good food. It is nearby UiTM Shah Alam. A lot of eateries here. Some is delicious some is just good to eat. There is other shops here as well like workshops, photocopy, beauty parlor and many more.

Not so clean but it is a convenience place to stay because got so many amenities. Plus it is affordable.

Parking is expensive, only went there to deal with Poslaju and LHDN matters. Parking per entrance is RM2. Not worth it even when u been there for only 5 mins. Location wise, this building is well maintained and easy to find.

What is the maintenance fee charge RiverView Kemensah?

False information here. It is developed by Horizon L&L Sdn Bhd and not Adly Group Sdn Bhd. Adly Group Sdn Bhd is an agent company. It is shameful try to claim the development which is not yours. Same goes to GreenVille, Laman Gembira, M2 Residence, Taman Cempaka, Taman Patin, Taman Petunia Impian, Taman Sijangkang Idaman, Taman Teratai and UME Orkid.

Worst place to stay in ever, parking in basement was dark like in bat cave, security guard is just hiding somewhere else to smoke, a place full with foreigners, shops mostly closed with no access to Malaysian foods, not recommended at all. Soon the place will be rotted into garbage.

Hi please note that the above descriptions are incorrect. De Palma apartment near setia alam is by SP Setia famous developer under rumah selangorku project, facilities and environment are tip top and not the 'low cost flat' as mentioned please do some homework and use the correct wordings as it's downgrading the apartment property and the value of the area.

Project still not completed. SPNB being sue by its contractor. Project pending since 2019. Wonder why KPKT didnt do something about this.
