The monthly due date is the same date as the tenancy start date every month where rent is due. For example, if you start your tenancy on 12th Feb, then the 12th of every subsequent month will be the monthly due date.
The service fee is a small percentage between 3% and 8% of the rental, whereby the higher the rental the lower the fee and vice versa. Furthermore, your reputation score will also affect the fee calculation, whereby the better the score the lower the fee and vice versa.
The landlord will be able to review the service fee before accepting a tenancy application, while the tenant can view it before submitting a tenancy application.
There is no fixed tenancy period, as both tenant and landlord are free to end a tenancy anytime as long as a 1-month ending notice is given. Please note that the notice date starts from the next due date, and not the date of notice given. Also, the action of ending a tenancy must be submited via our platform.
Every landlord can come up with their own house rules, so make sure you agree with them before submitting a tenancy application. In general, these are the common house rules.

Once our system has detected a rent default, we will notify you so that you can start to evict the tenant. Rest assured that we will still bank in the defaulted rental payout into your bank account.

Please check if your card/debit card has been activated for online use and has sufficient balance in the bank account. Please note that your tenancy application will be rejected if your credit/debit card fails to be charged for the 1st month rent.
Subsequently, if it fails to be charged for any one of the following monthly rent, we will send you a reminder and try to charge again after 1-2 days. If it still fails then your tenancy will be automatically terminated, and this will impact your reputation score, as well as your future service fee.

Your credit/debit card will not be charged until you have verified the final monthly rental of the tenancy. After that, your credit/debit card will be charged the 1st month rent once the landlord accepts your tenancy.
